It is enough to you to give only parameters for search, and we can define habitation cost in Moscow, meeting your requirements.

Rent an apartment in Moscow is presented by the broadest spectrum of offers. Also cases when the scrupulous approach allowed rent an apartment in Moscow with a surprising parity "price/quality" are not rare.

Types of houses

1. Block houses

The block house, logically, is the house, boundary walls which are made of concrete blocks. It is not surprising that block houses are often confused with the panel. Walls of the panel houses as well as block made of lightweight concrete panels. The difference is that in the panel house wall is a single panel, and block house wall is composed of several elements.

The biggest drawback of block houses - is the quality of plaster and extremely uneven ceilings with constantly cracking seams between the floor slabs. This is practically the same defect as the "Brezhnev's" era houses have. Panel houses and block are similar with the bad quality of the "coupled" window frames. To re-plan apartment in the block house is possible without problems: demolition of partitions, resizing baths and toilets, the expansion of window and door openings is possible.

2. "Brezhnev's" era houses

Year of occurrence of five-storey apartment blocks is 1970. This year was adopted by a single catalog of building components, so model projects developed based on it. It is believed that all the buildings until 1990 - is "Brezhnev's" era houses and later refer to a type of «the modern panel».

So, what are «Brezhnev’s» era houses? As a matter of fact, it is the same five-storey apartment blocks only improved. The height of ceilings is increased to 2, 7 m, the area of kitchen to 7 sq. m, elevators and refuse chutes are provided in houses.

3. Houses under individual projects

Today there is a "boom" for the construction of brick houses with individual projects. Variability of houses of this series is so great that is limited only to imagination of designers and financial possibilities of builders and buyers.

The brick houses are much warmer than the panel, but the price on them is a little higher. Also, the cost in general is influenced by other factors, such as the location: in some areas of any series do not exist. In others - the overall situation and the environment is bad for the price.

All apartments are installed with the triple-glazed windows in wooden frame, which increases the level of noise and heat insulation. To enhance the level of comfort all the walls between the apartments made of brick

4. Brick-monolithic houses

The most common type of new buildings for today is brick-monolithic houses. In a basis the following principle lies: a rigid concrete monolithic skeleton with external brick walls. In fact - it is a single rigid structure. Deep pile foundation makes the construction extremely resistant to earthquake and flooding.

Brick-solid house - is a single frame, where the carriers are the interior walls (partitions between apartments). The level of insulation compared with monolithic buildings, on average, higher by 30-40%. This high figure is achieved by using multiple layers of insulation in the construction of the wall blocks.

The high functionality of monolith-brick houses is a great advantage. The architects and builders at creation of facades have great freedom of choice of forms and materials.

Apartment owners can pre-order the designer individual design projects of their future apartments in advance. The service life of brick-monolithic house is 100 years.

Environmentalists and experts assert that living in brick-monolithic houses is absolutely safely.

The rubble used in construction has no impact on the health of people living in this kind of houses, increase of a radiating background is not observed.

5. Monolithic houses

Construction of monolithic houses occurs under the following scheme: preparation and delivery of concrete to the construction site, preparation of formwork and concrete packing. The building process is greatly facilitated if there is a possibility to place concrete knot directly on a building site. There are objects where it is necessary. This is especially true in cases where the delivery and storage of panels, as well as the laying of rail tracks for cranes is impossible. Also additional expenses arise in the manufacture of modular designs. This is due to the fact that each stage requires a certain tolerance. Therefore, for the erection of a building in a shorter time at the lowest cost is very important to conduct building under accurately fulfilled scheme.

The big advantage with monolithic construction is an absence of "wet" processes. Monolithic houses distinguished by the fact that the building has virtually no seams. This allows you to raise the quality of heat insulation and acoustical transmission to a new level. The use of effective insulation, advanced technologies for reducing the weight and volume of protecting designs (as a result of monolithic buildings are 15-20% lighter than the brick) by reducing the thickness of bearing walls and ceilings with no loss of mechanical characteristics, improves the operating mode structure during the winter time.

As to safety, a very common misconception that living in monolithic houses is not safely for health, they say, the wall «does not breathe» and so on. Certainly, in terms of ecology it is better to live in a wooden house, but the monolithic buildings erected in its essence from the same concrete as the panel. Only in modern technologies are used much more pure materials than ten or fifteen years ago, so there is nothing to be afraid here.

6. Panel houses

Houses of a series 137 fall under the category of «good panels».Apartments in such houses are different with 9-meter kitchen and the large total area which reaches 70 sq.m.On the market today there are four versions of planning in houses of this type. Under a series of panels of "middle class" house panel series 600.11 and 606 get. The Total area of apartments in such buildings is slightly less, whether in houses of 137 series (to 65 square meters), kitchen area 7 meters.

The cheapest panel houses are, so-called, "ships" and houses of a series 504. The main drawback of "ship" a relatively small kitchen area (6.3 m). In advanced panel houses are used new three-layer protecting and wall panels and silicone better quality sealants. The increase in a thickness of an external wall to 180 mm saves to 40 % of heat energy raising the level of frost resistance and sound insulation. Planning in apartments refined significantly. Kitchen’s area increased to 12-14 sq. meters, the ceiling’s height to 2, 7-2, 8 meters, the rooms’ area increased by 2.3 square meters.

7. Stalin period buildings

Stalin period buildings still remain quite prestigious and expensive housing primarily because of the location. Usually they are located in the center and adjacent to the center areas. Also, the high price of apartments in buildings of the Stalinist type held by a large common area - high ceilings make themselves known. Construction of the Stalin period buildings was sharply reduced in 1956 when reference points on industrial mass housing construction have been accepted that has resulted to occurrence of files from "five storey apartment blocks".

Stalin period buildings are divided into three types: Luxurious apartments for party leaders, with all conveniences ranging from individual refuse chutes in kitchens, finishing under the project plan for children’s rooms, libraries, and rooms for servants. The second type consists of Stalin period buildings for ordinary workers. It is much less delights in them, the lay-out of apartments of the floor in such houses may have a waiter type, often there is no bathroom in the apartments. The third type - so-called «defective Stalin period buildings». In fact, this is the former workers hostel with poor quality of designs and one bathroom for several apartments.

8. Five - storey apartment blocks

Five-storey apartment block – the five-floor apartment houses, which building has begun in the reign of Nikita Khrushchev. At first houses were built of brick, but since the early 60-ies with a view of economy it was decided to move to panel construction. Apartments in "five-storey apartment blocks" have the small area of rooms and kitchens. So the area of bedrooms, compared to its predecessors, declined to 6.9 sq. m, a kitchen’s area - up to 6, the design height of ceilings: 2,5 m.

The main disadvantages of five-storey apartment blocks: bad deduction of heat (cold in winter and hot in summer), absence of an attic, a refuse chute, elevators, and a bathroom combined with a toilet. However, there are some advantages as well. Consumers are particularly attracted by relatively low price for such housing location (as a rule, houses are located in areas with the developed infrastructure, close to metro stations).

Since 1956 the layout of the apartments significantly improved: the kitchen has increased to sq. m, almost all modifications have separate bathrooms. Innovations, such as Ceilings with hollow decks and better panels of external walls, have made five-storey apartment blocks much more presentable and more comfortable from all points of view.
